In brief we take your property off your hands for an initial guaranteed period of one year, paying you your rent by monthly instalments on the same date of each month, irrespective of whether the property is let or not, and even if your tenant has failed to pay the rent.

Not only do we guarantee to pay you an annual rent for the initial 12 month period, but once your property has been accepted for our Ultimate Guaranteed Income Scheme, you can sit back and relax as we take full control over the property, also guaranteeing to start your contract within 25 days. We do that whether the property is let or not!

Of course if your property is let earlier than that, then the contract will commence on that date (excluding 7th December – 31st December).

With all that done and dusted, the contracts all signed and the tenants happily moved in, we continue to take the stress and risk away from yourselves, in what are very uncertain times.

We also pay for ongoing damages and breakages. We will undertake regular inspections of the property, keeping regular reports on file. Any damages/breakages which occur during the tenancy will be rectified by ourselves, up to the value of one and a half month’s rent.

These checks will take place following an initial full and detailed inventory by our team headed up by our Head of Residential Lettings Lauren King, which includes meter readings being taken, utility companies being notified and a high quality set of colour photographs being captured. We leave no stone unturned when managing your property, ensuring total peace of mind for our landlords.

We even cover legal costs. If any legal action is required during the contract period to evict a tenant from the property, Guildhall will meet any costs incurred, plus you will continue to receive your monthly rent.

Application form to be completed by all adults moving into the property and emailed with supporting documents to info@guildhalllettings.co.uk

You will need to provide 3 months payslips, proof of any other income, and a copy of your passport.

Once we have received the forms back they will be reviewed, and providing we have everything we need to successfully process the application, you will be asked to put a holding deposit down equivalent to 1 weeks rent. This will secure the property for you for up to 28 days. Your tenancy must be in a position to begin by the end of the 28 day holding period.

The holding deposit is deducted from the balance due upon check in.
