Renting a property for the first time?

Renting a property for the first time is exciting but can also seem confusing or overwhelming, in this article we offer some tips and things to think about for when you’re moving in to your new home for the first time.

How long does the renting process take?

After the initial viewing, all application forms are often submitted a day or two later. After reviewing the application and ensuring that everything is good to go, our friendly team will be in touch with you to let you know that everything is all set. The following days will require you to sign the lease and the keys are yours.

Is it the right kind of property?

The kind of property can depend on a number of different factors such as family size, budget, garden size, whether it’s a flat or house and more. It’s beneficial to make sure you know how many rooms, and if you’re sharing with people, everyone can make ends meet.  Get in touch with our friendly team to find the perfect place for you.

What are the initial fees?

The holding deposit is paid with the application and equivalent to one week’s rent and will be deducted from the first month.

The full deposit is equivalent to around 5 weeks rent. This deposit ensures that if any damages were to occur or rent couldn’t be paid for a month, the costs would be completely covered. This payment should always come back to you if there is no damage or rent owed at the end of the lease.

Work out the costs

To ease the stress of paying everything last-minute, work out how much you will be spending, and what you will be paying for before moving in. As well as your rent monthly, you will need to add up your utility cost, broadband and TV bills, and your council tax. Though, council tax can be included in the monthly rent.

This is important because it will allow you to see how much you will have leftover after each month, and if the property right for you, in case you need to move somewhere on a smaller budget. Our team is always happy to offer advice on deciding the right kind of property to suit your budget.

Application form to be completed by all adults moving into the property and emailed with supporting documents to info@guildhalllettings.co.uk

You will need to provide 3 months payslips, proof of any other income, and a copy of your passport.

Once we have received the forms back they will be reviewed, and providing we have everything we need to successfully process the application, you will be asked to put a holding deposit down equivalent to 1 weeks rent. This will secure the property for you for up to 28 days. Your tenancy must be in a position to begin by the end of the 28 day holding period.

The holding deposit is deducted from the balance due upon check in.
