At Guildhall Sales & Lettings we’re not a typical estate agents, we specialise in lettings and property management for landlords. We make sure your property is advertised correctly and occupied as soon as possible.
We have 4 different packages available for landlords, all with different services dependant on your requirements.
Our Rent Collection Scheme is our basic landlord package but provides exceptional value. Our Basic Landlord package advertises your property on all of our online property platforms including our website & Rightmove.
Our team will credit check and reference any potential tenants, prepare contracts and standing order mandates along with creating a detailed inventory for the property.
Along with this one of our agents will attend all viewings of the property with any potential tenants. To both ensure they know everything they wish about the property and to answer any questions or queries they may have.
Once your tenant moves into the property it is then your responsibility to deal with any queries and ensure the collection of rent.
Our Premium Rent Collection Scheme offers the same services as our basic landlord and property management package whilst also having the extra benefit of additional management of maintenance requirements.
Along with this our Premium Landlord package includes the drafting of any legal documents for your tenants if you were ever to require them.
As well as advertising your property on all of our online platforms, the elite landlord and property management package has the additional benefit of Guildhall Sales & Lettings managing and repairs or maintenance requirements.
If your tenant requires a fix to the property they will deal directly with us. We are then able to source maintenance and repair companies to rectify any issues. Of course, no repairs will be undertaken (unless in an emergency) without your consent. Within this package, we also allow the landlord to utilise their own contractors or repair specialists to carry out the work.
If you’re happy for us to manage the maintenance and repairs, the cost of these repairs will be deducted from your next rent payment and you will be sent a copy of the invoice for your records.
Our Ultimate Landlord & Property Management Package is perfect for landlords who want to leave the hard work to a professional.
This package is called the Guaranteed Income Scheme, meaning every month you will be guaranteed your rental payment every month whether your property is let or not.
Within our Guaranteed Income Scheme package we also include Guaranteed Start Date of Contract, Organise contract renewals & undertake regular property inspections to ensure that tenants are respecting the property and keeping it well kept.
Before using this service our agents will do a full assessment of your property and we will offer you a guaranteed annual rental amount for your property for the initial period of 1 year. This will be paid by monthly instalments on the same date of each month, irrespective of whether the property is let or not, or the tenant has missed their payment.
This provides you with a set income every month from your rental property and removes the hassle of chasing and managing rental payments.

Application form to be completed by all adults moving into the property and emailed with supporting documents to email@example.com
You will need to provide 3 months payslips, proof of any other income, and a copy of your passport.
Once we have received the forms back they will be reviewed, and providing we have everything we need to successfully process the application, you will be asked to put a holding deposit down equivalent to 1 weeks rent. This will secure the property for you for up to 28 days. Your tenancy must be in a position to begin by the end of the 28 day holding period.
The holding deposit is deducted from the balance due upon check in.
